Our collectors hit each Florida county clerk portal at sunrise and pull every filing recorded the prior business day across every list type we track.
Clean + canonicalize, by 9 AM
Names parsed, addresses canonicalized against the property appraiser, duplicates merged, skiptrace-eligibility flag set per row. Phase 2: cross-list HOT stacking + bundled skiptrace fill this step end-to-end.
Export to your stack
Open in Excel, upload to BatchLeads / PropStream / REIPro / your CRM, or pipe via webhook into a dialer. The schema matches what your existing tools expect.
The exclusivity question
"If everyone has this list, why do I have an edge?"
Fair question. We won't lie to you the way some lead sellers do: court records are public. Anyone can pull them. We don't claim exclusivity we can't deliver.
Your edge is timing. We publish ~6 hours after a filing hits the clerk. Multi-state aggregators republish on weekly or longer cycles. That's a 5–7 day window where you're calling owners who haven't heard from anyone else yet. In wholesaling, that window is the entire game.
When per-county subscriber volume gets dense enough to dilute that edge, we'll cap new subscriptions on that county and reopen as filings grow. We're not there yet — and when we are, you'll be the first to know because grandfathered seats stay.

Why this exists.
I'm Jaz. I built Lispend because I watched too many wholesalers pay $99/month for "fresh" pre-foreclosure lists that were a week old — and then blame themselves when nobody answered the phone. The leads weren't the problem. The pipeline was. The four paid tiers — Hunter, Closer, Volume, Founder Lock — are sized by how you actually work.
The county clerks publish this data the day it's filed. The aggregators repackage it on their own refresh cycle, which is convenient for them and expensive for you. So I built the direct line: collectors that hit the clerks every morning, clean the records, ship them by 9 AM, and stay out of your way.

What's live today vs roadmap?+
LIVE: daily Lis Pendens pulls from Hillsborough and Miami-Dade, owner+address cleanup, skiptrace-ready CSV, drop-in import to BatchLeads / PropStream / your CRM. ROADMAP (Phase 2, June 2026): tax-deed sales + code enforcement collectors, list stacking with HOT flag, integrated skiptrace bundled into Closer+. Coverage expands to 18 more LandmarkWeb counties through the rest of the phase.
How fresh is the data, really?+
Pulled the morning of. If the Hillsborough clerk records a Lis Pendens at 4 PM Friday, you see it in Monday's CSV — because that's the next business-day pull. Same-day filings recorded before our 7 AM run are in that day's CSV.
Which Florida counties are live today?+
Hillsborough (Tampa) and Miami-Dade. 18 more counties on the LandmarkWeb portal family are next; the full 67-county phased rollout is on the Coverage page.
How does list stacking work? (Phase 2)+
When stacking lands (Phase 2, June 2026), an owner appearing on 2+ distress lists we track (e.g. Lis Pendens AND a code-enforcement filing) gets a HOT flag and a stacked-lists column. Today the pipeline only collects Lis Pendens, so stacking is structurally inactive until tax-deed and code-enforcement collectors ship.
What about skiptrace?+
Today: rows ship skiptrace-ready (clean, deduped, address-canonicalized, with an eligibility flag per row) — you send to your existing skiptrace tool. Phase 2 (June 2026): Closer tier and up gets phones + emails appended directly to the CSV. No second tool, no per-row surcharge.
Can I import the CSV into BatchLeads / PropStream / my CRM?+
Yes. The CSV columns map directly to BatchLeads' import schema and PropStream's list-upload format. For other CRMs, the column headers follow the standard owner-address-property-case convention. We can also send a webhook into Zapier on request.
What if my county isn't live yet?+
Email jaz@lispend.com. Founder Lock subscribers get to vote on the next county to ship. Hobby and paid users can request; the votes set priority.
Is there a free trial?+
Yes — the Hobby tier is a 14-day full-access trial with no card required. You browse the full feed, export CSVs (capped at 100 rows during trial), and on day 15 you pick a paid tier or walk away. Cancel any time, no future charges.
Refunds?+
Cancel anytime — no future charges, ever. If something feels wrong with a charge you've already paid, reply to any Lispend email or write to jaz@lispend.com and we'll make it right.
What if a county portal breaks?+
You see a banner in the dashboard the morning of, and the affected day's rows are backfilled into the next successful pull. Nothing silent. If a portal change blocks us for more than 48h, you get a credit.
